Step One
Initial Meeting

We meet with you to introduce ourselves and to come to an agreement on the best way forward with your search. We spend time getting to know you and getting to know what’s most important to you about the property you’re looking for - with the assistance of your Property Buying Brief

Step Three
Finding Your Home

We take the time to scour the market for the perfect property for you. This will include visiting any number of properties, reviewing agent listings, approaching vendors directly, and visiting off-market opportunities. In some cases, we may employ special tactics to assist in finding your home, such as door knocking, leaflet drops or direct mailouts. Most of our clients spend 6-8 weeks in this search phase.

Step Two
Brief to market

Once we have a good understanding of what you’re looking for, we proactively take your brief to the market. This includes leveraging our 500 + strong database of local real estate agents to ensure you are getting complete visibility of the market.

Step Four
Inspect

We will attend inspections on-site with you to give you the opportunity to view the properties we have put forward. In most cases, our preference is to arrange private inspections for our clients, so you can spend as much time as you need in the property.

Step Five
Due Diligence

Once we find the right property, the next step ensures you are buying something that isn’t going to cause any issues down the track. We undertake a thorough Due Diligence process which includes, but is not limited to: 

  • Arranging building and pest reports, 

  • Arranging & reviewing Strata Reports, 

  • Thorough pricing research, 

  • Liaising with third parties such as tradesmen to provide quotes on any works required, 

  • Liaising with the local council or Government Authority to check for Development Applications or any planned works which may impact on the property. 

Step Six
Liaising with Other Professionals

We will keep in regular contact with your Solicitor, Mortgage Broker or Bank to ensure they are ready to act quickly to assist you with securing the property. We can provide clear instruction to these professionals on your behalf and act as an “Operations Manager” to coordinate all parties during the process to ensure the most efficient outcome possible. 

Step Seven
Negotiate the Purchase

Once we’ve completed thorough Due Diligence, you will have a very strong indication as to where the value of a prospective purchase sits. During this process of negotiation, we will take instructions from you and then get to work, to ensure you get the best purchase price possible for the property you wish to buy.

Step Eight
Bid at Auctions

Auctions can be terrifying for the unprepared bidder. We will attend auctions with you and bid on your behalf. This ensures you are properly represented and takes the emotion out of the auction process.

Step Nine
Post Exchange Care

We provide an end-to-end service, so we will take care of everything during your Settlement Period to ensure you’re able to meet your obligations in relation to the contract. Before taking ownership of a property, it is important that it is inspected thoroughly to check for any unnoticed damage, or to ensure that any agreed improvements have been carried out as per the contract. We will walk you through this process to ensure there are no loose ends that need tying up before you pick up the keys.

Your initial meeting with a Anna Wendt Buyers Agency will focus on setting your brief. Some helpful questions to think about in order to set up your property buying experience for success with a buyers agent might include:

  • What type of property are you looking to purchase?

  • Where would you like the property to be located?

  • How many bedrooms, bathrooms, living spaces and garages do you require? 

  • Do you require any outdoor space such as a garden, terrace or balcony? 

  • If you are looking to buy an investment property, do you want to buy in an area you know, or are you happy to look in areas you may not have considered, including interstate?
